Dubai Land Department transaction data records 11,364 freehold sales worth AED 26.87 billion in August. July recorded 13,614 sales worth AED 32.74 billion. August therefore registered 2,250 fewer transactions and approximately AED 5.87 billion less in sales value.
The decline affected both ready and off-plan property, although ready-property transaction numbers fell less sharply. Performance also varied between areas, with some recording increased activity despite the overall slowdown.
These figures measure registered sales activity. A decline in total transaction value does not mean that individual property prices fell by the same percentage.
Ready property accounted for almost half of sales value
Properties classified as ready recorded 3,643 sales worth AED 13.32 billion in August. They represented 32.1% of transaction numbers and 49.6% of total sales value.
Off-plan property recorded 7,721 sales worth AED 13.56 billion, accounting for 67.9% of transactions and 50.4% of value.
Compared with July, ready-property transaction numbers declined 11.4%, while off-plan transactions fell 18.8%. Off-plan remained the larger segment by sales count, but recorded value was almost evenly divided between the two categories.
DLD’s ready classification includes land, so these figures should not be interpreted exclusively as sales of completed homes.
Madinat Al Mataar led activity, while Business Bay attracted higher sales value
Madinat Al Mataar recorded the largest number of August sales, with 1,832 transactions worth AED 2.46 billion. Transaction numbers declined 18.5% from July, while value was almost unchanged, falling 0.3%.
Jumeirah Village Circle recorded 749 sales worth AED 953.6 million. Its transaction count fell 22.7% and value declined 26.9%. Downtown Jabal Ali registered 438 sales worth AED 534.0 million, with transaction numbers down 8.0% and value down 2.2%.
Business Bay followed a different pattern. It recorded 406 sales worth AED 1.61 billion. Although transaction numbers declined 6.2%, recorded value increased 20.1%.
Business Bay’s results illustrate why transaction numbers and value should be considered together. Fewer sales can generate greater total value when the mix includes larger or more expensive properties. This does not establish that comparable properties appreciated by 20.1%.
Al Yufrah 1’s growth was concentrated in specific projects
Al Yufrah 1 recorded 300 sales worth AED 1.16 billion in August, compared with 100 transactions worth AED 281.2 million in July. Transaction numbers increased 200.0%, while value rose 310.8%.
Three project labels accounted for 80% of the area’s August registrations: The Woods recorded 102 sales, The Greens at Sobha Sanctuary recorded 81, and The Brooks at Sobha Sanctuary recorded 57.
This concentration makes project-level analysis particularly important. The area’s overall growth should not be interpreted as an equal increase in demand across every property within its boundaries.
City of Arabia also recorded more transactions, increasing 24.2% to 769 sales. However, total value fell 72.5% to AED 708.0 million. This combination warrants closer examination of property types and larger transactions before drawing conclusions about price movements.
What August’s figures mean for buyers and sellers
August recorded lower sales activity than July across both ready and off-plan property. Nevertheless, higher recorded value in Business Bay and increased registrations in selected areas show that the slowdown was not uniform.
For buyers, recent transactions involving similar properties provide a useful basis for evaluating asking prices. For sellers, the relevant evidence is the activity within their building, project and property category, rather than the direction of the citywide total alone.
The August data supports a measured approach: acknowledge the reduction in overall activity, while examining the locations and projects where transactions continued to grow. It does not, by itself, establish a sustained downturn or explain changes in buyer confidence.
